There is a lot to consider when looking to rent and so, with you in mind, we have compiled a short list of tips for tenants:
1 – Know what you are looking for
Before you begin searching, you need to, of course, know what you want:
- Where do you want to live?
- Furnished or unfurnished?
- What is your budget?
- When is the moving date?
- How long do you want to rent for?
Only then can you start searching for a home to rent. If you know these already begin searching to rent here.
2 – Know the costs
You need to be aware of all of the costs of moving in:
- How much is the rent?
- How much is the deposit?
- How much are agency fees?
- How much will the gas, electricity and water cost?
- Are there any additional costs during/after the tenancy concerning renewing the contract, receiving references, etc.
Make sure you know the answers to each of these when considering a certain property.
3 – Arrange viewings
We almost always advise you to view a property before applying. When going for a viewing:
- Check everything works, i.e. the showers, lights, heating, etc.
- Ask about the neighbourhood, try to ask the current tenant about any issues they may have faced.
- Visit the are at different times of the day and make sure to check out the local shops and facilities.
4 – Know what you’re getting
Find out what will be included with the property:
- Ask to see the current inventory
- Check before you apply if certain items are included
5 – Have all Documents Ready Beforehand to Ensure a Smooth Application
Try to have all of the below documents arranged beforehand so you can move in as early as possible:
- Photo ID
- Proof of current address
- Evidence of Income (i.e. payslips, bank statements, letter of employment, etc.)
- Proof of right to rent
- A guarantor may be required in some cases to guarantee rent, in which you’ll need to provide their proof of income and proof of ID and address
6 – Know Who will be Managing the Property
Know whether the landlord or letting agent is managing the property.
7 – Arrange Insurance
Landlords are responsible for insuring the building, but we strongly recommend that you take out cover for your own contents and other obligations as a Tenant.
